AIR CONDITIONING
Temperature control is an incredibly important aspect of building management, and ensuring that your staff and visitors to your site are comfortable – or maintaining the specific conditions for your industry – is essential. Air Conditioning (AC) is a key element of this process, ensuring that you can maintain a consistent environment all year round.
FMS are the perfect local solution to all things facilities management, and this includes reliable, expert support for your Air Conditioning requirements.

Benefits of Air Conditioning
Air Conditioning isn’t as mandatory in the UK as it is in many countries around the world, however, commercial sites can benefit massively from having the appropriate Air Conditioning system fitted.
1. A More Comfortable Environment
The most important benefit of Air Conditioning is the most obvious one, too. An AC system will control the temperature of the room/building and maintain a comfortable temperature for your team to work in no matter what the weather is like outside. Staying cool in the summer is just as important for productivity as it is to stay warm in the winter.
Modern AC solutions also reduce humidity, which just goes one step further to ensure that your working environment, whether its an office or a warehouse space, is always comfortable for those who work there. Many people spend almost eight hours a day in one room, it’s your responsibility as their building manager to make that room as comfortable as possible, so that they can be as productive as possible.
2. A More Productive Workspace
As briefly mentioned above, if you are in an uncomfortable environment, you will undoubtedly be less productive. This will manifest itself in a number of ways, including more regular trips outside of the workspace, people being distracted throughout the day and potentially even people who don’t want to work in that space at all.
If you are a business who require their employees to work in the office, and don’t support work from home or flexible working, it’s important that you make sure they have an optimal environment to perform their role, and can be as productive in that workspace as they would be anywhere else.
3. Improved Air Quality
As Air Conditioning systems circulate the air in your building, they serve a very important role in improving the air quality in your workspace. The AC unit will remove dust and other allergens from the air, which can reduce the likelihood of germs and bacteria spreading. It’s a common issue in confined office spaces that if one of you gets ill, everyone goes down! This can help to reduce the impact of illness on your site, leading to further improved productivity.
Plus, while preventing the spread of a virus or bug is great for everyone, the improved air quality will also provide support to any of your employees who may suffer from respiratory issues like asthma or allergies like hay-fever.

4. Save Energy, Save Money
AC Technology is constantly evolving, and modern units are very efficient, using a relatively low amount of energy to achieve fantastic results. By minimising energy consumption, a modern air conditioning system could tie into your sustainability goals as a business.
Being able to reduce your utility costs, while making your organisation more environmentally friendly and more comfortable to work in, is truly a win-win! So, not only will your AC system pay for itself over an extended period of time, but you’ll be helping the environment at the same time.
An Investment in Your Facilities and Your People
One of the main deterrents from commercial Air Conditioning for businesses is the cost of installing a full system from scratch. However, the benefits outlined above demonstrate that not only will investing money now save you money over time, but it will also create the best possible environment for your team. That, to us, is priceless.
Once this initial investment is made, you will have the benefits for as long as you remain on your site, and you will simply need to maintain it. The sooner you make the decision to install a system, the sooner you can start seeing the benefits.
Commercial Air Conditioning Installations
With Facilities Management Solutions, Air Conditioning Installations are stress-free and require very little effort from you as the client. We will visit your site and provide a completely no-obligation quote, free of charge, with a basic spec of what system your site would require. We will work with you to create a bespoke design for your system, to perfectly meet the needs of your business. We can install Single Split, Multi Split or Variable Refrigerant Flow (VRF/VRV) systems, and will advise you on what you need based on a variety of factors, to ensure that the system works for you.
We will plan everything from the design itself to the delivery timeline and installation timescale, to ensure that the project has a minimal impact on your day-to-day operations. Once this plan is in place, we’ll schedule everything and will provide a reliable installation, thanks to our expert team, who will stay in constant communication with you, to ensure that we make it as smooth of a process as we can.
Once the installation is completed, we will provide full reactive support, and you will be entitled to a warranty. You can then take advantage of our intimate knowledge of your system to plan and provide servicing and inspections throughout the lifecycle of your system.
Air Conditioning System Servicing & TM44 Inspections
Air Conditioning Systems are built to last. There is no reason that your new system shouldn’t be in perfectly good working condition for a decade after its installation – however, to ensure that this stays the case, you will need to have it properly maintained.
Your system will require professional maintenance to monitor its health and efficiency, and the overall functionality of your AC set up.
Annual Servicing
You are required to have your system serviced annually by a qualified AC professional, to make sure that you remain compliant and maintain your warranty, by providing an opportunity to identify any possible issues or inefficiencies.
We strongly recommend performing this service during the first few months of the year, no later than May, because once the summer rolls around you won’t want to have any problems with your Air Conditioning. This service will not take particularly long, but it is vital to perform it every year, so drop us an e-mail via the button below if you need yours serviced.
TM44 Inspections
It is a legal requirement under Energy Performance of Buildings (EPB) regulations for all buildings with Air Conditioning systems with a cooling output of over 12kW to have a CIBSE (Chartered Institution of Building Services Engineers) TM44 Inspection carried out every five years. This is mandated and will be enforced with a fine! But, more importantly, it further ensures that your system is fully compliant and operating as it should – both safely and efficiently.
This inspection will typically only take a few hours, but for the sake of this brief visit, you’ll receive a detailed report outlining the energy efficiency and health of the system, as well as the environmental impact of your air conditioning, and if any potential improvements or required adjustments are identified in our visit, we can provide the appropriate adjustments.

Commercial Air Conditioning Repairs
In the unfortunate case that your AC system either breaks or is not working as expected, we can also provide reactive repairs. As a local business, we can react quickly and come to inspect the unit or system that isn’t working, and if the fault cannot be easily fixed, we will work with you to schedule repairs in as soon as possible.
Whether your system is leaking, making loud noises or has experienced a full breakdown, our expert team will be able to get you back up and running. We will not be satisfied until your system is running smoothly, so you can rely on us to provide thorough, long-lasting repairs.
